A British short-let property
On delivery

A brand ready to trade, a site ready to accept bookings, and a rolodex of trades that will pick up on the first ring.

What the setup includes.

Every setup covers the same seven areas. The depth flexes to the property and the operator. What does not flex is the ambition to hand over a business that could trade on Monday.

01

Property & market review.

A full read on the property, the postcode, the competition and the compliance position. What the numbers say the let can do, and what would break the case.

  • Comparable set analysis
  • Occupancy and ADR projection
  • Break-even scenario
  • Compliance risk map
02

Business outline.

Structure, insurance, accounting setup, banking and the operational rhythm that makes the property lettable without you living inside the phone.

  • Entity and tax structure advice
  • Specialist insurance placement
  • Accounting stack setup
  • Cash-flow model, year one
03

Brand & logo.

Name, mark, colour palette, typography and the assets you will need for the listing, the site, and any print. Delivered as source files you own outright.

  • Wordmark and monogram
  • Colour and type system
  • One-page brand guideline
  • SVG, PNG and PDF sources
04

Website build.

A direct-booking site with a payment gateway, guest verification and the automations that keep the calendar clean across every channel you list on.

  • Direct-booking engine
  • Payment gateway integrated
  • Channel manager wired in
  • Guest verification set up
05

Domain, hosting & email.

Domain registration in your name, professional hosting, and a working inbox on the brand. Configured so it does not silently break in six months.

  • Domain in your ownership
  • Managed hosting, first year
  • Branded email addresses
  • DNS, SPF, DKIM, DMARC
06

Document pack.

Admin process docs, service agreement templates, letterhead, proposal template, and agreement template. The paperwork that keeps a small operation legible to guests, cleaners, lenders and HMRC.

  • House rules and welcome pack
  • Cleaner and turnover SOPs
  • Service agreement templates
  • Letterhead and proposal cover
07

Introductions.

Warm handovers to the trades you will actually need. Cleaners, photographers, brokers, accountants and planning consultants we have worked with directly. No referral fees, ever.

  • Cleaner and turnover team
  • Property photographer
  • Mortgage broker
  • Accountant familiar with STR
08

Post-launch review.

Thirty days after the first booking, we look at the numbers together. What is working, what is not, and one page of adjustments to make in the following month.

  • Booking data review
  • Listing performance audit
  • Pricing calibration
  • Written month-two plan
09

Handover pack.

Every credential, every file, every login. Passed across in a single organised handover so you can run the operation yourself, or hand it to whoever will.

  • Credentials vault
  • All source files
  • Recorded walkthrough
  • 90-day support inbox

Manchester short-let interior Setup · 90 days
In use

An AST that became a business.

A two-bed flat in Manchester city centre, held as a residential let for six years and producing £15,000 a year. The owner had bought a second property and wanted the first one converted, professionally, and left in a state she could run herself.

"I wanted a small business, not a course. What I got at handover was a set of keys, a folder of logins, and a first booking already in the calendar."

Real engagement, retold in general terms. Client name and exact property withheld under NDA.

Common questions.

Is the £8,500 the final figure?

It is the starting figure, scoped against the deliverables on this page. The proposal you receive after the discovery call is scoped to your property, so the final figure may sit slightly above or below. Anything material is flagged before you sign. Nothing gets added quietly during delivery.

What if I already have a brand or a domain?

Common, and no problem. We scope those areas out and reduce the fee accordingly. The setup exists to fill the gaps in what you already have, not to redo work that is already in place.

Do you take a percentage of what the property earns?

No, ever. The setup is a fixed fee. Once you are trading, nothing further is owed. If you want ongoing help, that is what the hourly Retained package is for. You choose whether to take it.

What happens after the 90 days?

The month-30 review is included as part of the setup. Beyond that, you keep the business. If a specific question comes up, we can pick it up on an hourly basis, but nothing renews automatically.

Who owns the intellectual property?

You do, in full, on final payment. Brand, copy, code, photography rights and document templates all transfer to your company. The engagement letter sets this out on one page. We keep the right to reference the work in our portfolio, and only that.

What if the property does not stack up during review?

We say so in Month 01 and stop. You pay for the review time already used, not the full setup. That has happened, and it will happen again. It is why the review comes first.

Can we start before the deposit is paid?

The discovery call is free. Everything after that begins on receipt of the deposit. This is not a formality: it protects the timeline for the clients already in delivery.

A short-let, set up properly.

A first call is 30 minutes, no charge, no pitch. Bring the property. We will tell you honestly whether the setup is the right shape for what you are building.
