The advice gap.
Most short-let advice in the UK is sold at scale by people who have never run a listing through a bad November. Courses, templates, mastermind calls, all priced on the promise of a business that runs itself. The templates go out at volume. When they fail, there is nobody accountable for the outcome.
At the same time, a growing number of hosts, landlords and developers do not need a curriculum. They need judgement on one specific decision. Whether this postcode clears licensing. Whether this lender will allow short letting. Whether the listing that stopped converting three months ago is fixable, or whether the property was wrong in the first place.
Regulation, licensing and lender rules shift by council, not by country. Generic advice is worth what you paid for it.
Truestay was built to sit in that gap. A practitioner you can hire by the hour when you have a question, or a full setup when you would rather buy the answer once, done properly, and get on with running the business.
Small on purpose.
Every engagement is worked by someone who has done the job. Not a junior with a script. Not a chatbot with a brand voice. The practice is deliberately small, because judgement does not scale the way courses do.
That means fewer clients, longer relationships, and the honesty of a first call that ends with "this property is not the right one" when that is the truth. It also means the person you speak to on day one is the person you speak to on day ninety.
Four things, in this order.
Start with the property.
Postcode, floorplan, lender, lease. Before we talk about occupancy or ADR, we work out whether the property can legally be let, and on what terms. Half of the questions we get end here, honestly.
Say the risk.
Every recommendation names what could go wrong in the same breath as the upside. Candour is the product, not a caveat at the bottom of the report. If a plan only works when everything goes right, it is not a plan.
Lead with the number.
Figures before adjectives. If a claim can be quantified, we quantify it. If it cannot, we drop it. The version of the truth that leads with feelings has already lost the argument.
Hand it back cleanly.
Whatever we build, you own outright. No lock-in on booking channels, no cut of your gross, no permission needed to leave. When the engagement ends, you keep the site, the domain, the brand and the introductions.
The clearest way to explain a practice is often the list of things it refuses.
Sell you a course.
There is no twelve-week programme. If your problem is one decision, one call is the answer, and we would rather charge you for the call than package it into ten hours of video you will not watch.
Manage the property for a percentage.
We are not an operating agency. If you want a percentage-based manager, we will introduce you to one we trust. We just do not want to be the one taking a permanent cut of your gross.
Promise passive income.
A short-let is a small business. It rewards attention, replies at unsociable hours, and knowing your cleaner by their first name. If you want passive, buy an index fund. We can recommend one of those too.
Work with everyone.
If the numbers do not stack up at your postcode, we will say so on the first call and not take the fee. A short-let consultancy that says yes to every enquiry is telling you something about itself.
